Notice

Unless otherwise stated the following applies to all of our rentals:

  • One month rent plus a security deposit equal to one month’s rent is due at the time of signing the lease before move-in.
  • If available, tenants may request an early move in (up to one week before the beginning of the month) at no charge. This must be requested in advance and approved in writing. Only available if the property is vacant.
  • Applicants must have a minimum credit score of 580 or higher (Transunion), a minimum income of 2.5 times the monthly rent, and provide proof of steady employment for at least the past 2 years with the submission of the last 3 months’ pay stubs. Applicants may provide additional information about extenuating circumstances as part of their application, if desired.
  • Background checks are conducted to ensure there are no violent crimes, sex offenses, open cases against applicants, or evictions in the last 7 years.
  • Applicants must pay the application and background check fee of $50, which goes directly to the company conducting the background check.
  • All occupants must be listed on the application. Background checks only required for the primary tenant(s), as long as the primary tenant(s) may qualify for the property on their own.
  • Properties are non-smoking (all types of smoking) except in designated outdoor areas. Smoking inside the property is considered a breach of lease.
  • Pets are not permitted. Housing animals without prior approval is considered a breach of lease.
  • Service and emotional support animals require notifying the landlord in writing of the request for an accommodation prior to bringing the animal into the property. The request must specify that you have a disability and include how your service animal will help ameliorate the symptoms of your disability and permit you to use and enjoy your home. Your request should include a letter from your doctor verifying your disability. The tenant is still responsible for making sure that the support animal does not bark excessively, or otherwise disturb other tenants. Further, the tenant is responsible for the care of the support animal, including the proper disposal of animal waste. The landlord MUST approve this request for accommodation in writing before moving the support animal into the home.
  • Section 8 vouchers are accepted on a case-by-case basis and require other qualifying factors to be met. The voucher must be approved for the same number of bedrooms of the property you are applying for.
